Fewer listings. Better ones.
We started Chhana because buying a home in the valley meant chasing ten brokers, hearing ten prices and finding the paperwork problems after paying the advance. So we do it the slow way: visit everything, check everything, and only list what we would recommend to our own family.
Figures on this concept site are illustrative.
Three advisors, one for each part of the valley.
You deal with the same person from the first call to the day you get your keys.
From first visit to lalpurja
- Tell us your budget, areas and must-haves. We send a short list, not fifty links.
- Visit in person or on a video call. We point out the problems as well as the good parts.
- We check the documents, help you negotiate and arrange the bank valuation.
- On registration day we are with you at the land revenue office until the new lalpurja is in your name.
A fair price, quickly
- Free valuation from real recent sales nearby, within 48 hours.
- Professional photos, a floor sketch and a clear write-up.
- Only buyers who have shown proof of funds or loan approval visit.
- Our fee is paid only on success: 1.5% of the sale price, or one month's rent for a lease.
What people ask us most
Do buyers pay you anything?
No. Sellers and landlords pay our fee. You only pay the normal government registration fees and your own bank or lawyer costs.
Can I buy while living abroad?
Yes. Many of our buyers live in the Gulf, Australia or the US. We do video visits and work with a lawyer so a family member can sign for you with a power of attorney (akhtiyarnama).
How long does registration take?
Once the documents are ready and both sides are present, the transfer at the land revenue office usually happens the same day.
What if a property fails your checks?
We tell the owner exactly what is wrong. If it can be fixed, we list it after. If it cannot, we do not list it at all.
